I love just about anything that has to do with houses: buying, selling, redecorating, staging… so I was really excited to partner with as part of the  Mom It Forward Blogger Network for this sponsored post!  I hope that these tips help you!  They worked for us.
House tips you can't forget!

My husband and I have lived in three houses…

Our first house:

house 1

Our second house:

house 2

Our current house:

Our southern house

We have made a profit on each house and I want to tell you how we did that.  Both houses that were sold were sold during the slow times, those times when we dreaded putting it on the market.  Both homes were sold within two- three months.

1-  Get rid of 50% of everything in each closet and cabinet.

2- Replace all of your kitchen appliances with stainless steel (we bought ours at a Scratch & Dent place).

3- Rent a POD or storage unit and put 50% of your stuff in it.

4- Take down ALL family photos.  Your kids are ADORABLE, but the new family doesn’t need to see it.  They do not want to think of this house as YOUR house… they want to think of it as THEIR house.

5- Get rid of the knick-knacks.

6- Curb Appeal matters!  Add trees near your property line to give you more privacy, spruce up your front porch.  It matters!

7- Go neutral.  Paint the house a LIGHT, neutral shade.  You may think “The new owners will just paint it.”  This may be the case, but let them walk into a “move-in ready” house & they will be more likely to put in an offer.

8- Get the clutter off of the floor.  No floor vases.  Nothing on your countertops (see how I keep my countertops clear all of the time!
Do not leave your mixer on the counter, not the microwave… NOTHING!!  Put it away or store it.

9- Turn on lights and open your shutters for pictures… a bright room looks bigger (turn on your lights for showings, too… you might want to have your ceiling fans on low to keep the air flow, too!)

10- Pressure wash the outside!   Pressure wash your driveway, sidewalk, porch, siding… do it all.   You may need to rent a pressure-washer, but it is worth it!

11- Does it smell good?  Does it look clean?  CLEAN IT.  CLEAN IT.  CLEAN IT AGAIN!

12- Get a free home evaluation, by before you list it! will send a real estate agent to your home to give you the free home valuation.

13- List your home for free on today and keep the commission.

Yes, to really save money, instead of using a realtor, list your house FSBO.  Homes for sale by owner can leave you with a lot more money in your pocket!  Use (you list your home for free with them) – they work with people that want to list their houses for sale by owner.   If you followed those steps above, your house is probably going to sell, so save yourself the realtor fee!  We did this with our second house.
A few reasons why I would go with

  • Free Listing Service
  • Featured listing on
  • Maximum exposure with syndication to Zillow, Trulia, Yahoo Real Estate, and 50+ other buyer oriented sites
  • Digital property brochure
  • Virtual tour video
  • Printable flyers
  • Consultations with a home sales consultant
  • Free In-Home Consultation
  • Review of your listing price by a Fizber Pro Affiliate Agent who will use comparable homes data as well a tour of your home to ensure that your home is priced right
  • $295 Flat Fee MLS and Listing (if you choose to have an MLS listing, which I would because MLS Listings get even more exposure)

  1. Those are great tips. My sister is trying to sell her house, but it’s taking a little longer than they’d like. I’ll share this with her.

  2. Really great tips, while I’ve never owned my own home or even sold one I can see where these would work. I love stainless steel and that is the one thing that helps me pick a house I want to rent.

    1. 🙂 Keep these tips in mind for your future buying & selling!! 🙂
      PS- I love SS, too!

  3. Such great tips, it’s amazing how clearing out storage spaces can improve the look of the house.

  4. Awesome tips! I particularly like the tip on getting rid of 50% of things in the closet. Really solid tip to make sure that you have more of the essentials and less of the clutters.
