We have made a profit on each house and I want to tell you how we did that. Both houses that were sold were sold during the slow times, those times when we dreaded putting it on the market. Both homes were sold within two- three months.
TIPS TO SELL YOUR HOUSE FOR TOP DOLLAR:
1- Get rid of 50% of everything in each closet and cabinet.
2- Replace all of your kitchen appliances with stainless steel (we bought ours at a Scratch & Dent place).
3- Rent a POD or storage unit and put 50% of your stuff in it.
4- Take down ALL family photos. Your kids are ADORABLE, but the new family doesn’t need to see it. They do not want to think of this house as YOUR house… they want to think of it as THEIR house.
5- Get rid of the knick-knacks.
6- Curb Appeal matters! Add trees near your property line to give you more privacy, spruce up your front porch. It matters!
7- Go neutral. Paint the house a LIGHT, neutral shade. You may think “The new owners will just paint it.” This may be the case, but let them walk into a “move-in ready” house & they will be more likely to put in an offer.
8- Get the clutter off of the floor. No floor vases. Nothing on your countertops (see how I keep my countertops clear all of the time!
Do not leave your mixer on the counter, not the microwave… NOTHING!! Put it away or store it.
9- Turn on lights and open your shutters for pictures… a bright room looks bigger (turn on your lights for showings, too… you might want to have your ceiling fans on low to keep the air flow, too!)
10- Pressure wash the outside! Pressure wash your driveway, sidewalk, porch, siding… do it all. You may need to rent a pressure-washer, but it is worth it!
11- Does it smell good? Does it look clean? CLEAN IT. CLEAN IT. CLEAN IT AGAIN!

Really great tips, while I’ve never owned my own home or even sold one I can see where these would work. I love stainless steel and that is the one thing that helps me pick a house I want to rent.
